The Terms and Conditions below tell you who we are, how we will provide services to you, how you and we may change or end the contract, what to do if there is a problem and other important information, Please read these Terms and Conditions carefully before making a booking with us.
Throughout these Terms and Conditions (‘Terms’) ‘we’, ‘our’, ‘us’, “Snowberry”, “Snowberry Cottage”, “Owner/s” and “Cottage” refer to the owners of Snowberry Cottage; ‘You’, ‘your’ etc. refer to the company, partnership, other entity or individual who makes the booking.
The terms and conditions detailed below apply to all bookings made with Snowberry Cottage, either at www.snowberrycottageborve.co.uk or via other associated booking websites or by telephone or email.
When you make a booking with us, you guarantee that you have the authority to accept, and do accept, on behalf of your party, the terms and conditions detailed herein.
THE CONTRACT
A contract is formed on the date of issue of our confirmation to you of your reservation which includes or refers to these terms and conditions and states your written requirements accommodation and services. Your contract is made with Snowberry Cottage.
BOOKING INFORMATION
All Bookings at our Cottage are subject to the Terms and Conditions contained herein.

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form.
Deposit of 100% is required at time of booking payable via debit/credit card, bank transfer or cash.
Telephone bookings will be held for 24 hours pending receipt of deposit. Failing which after 24 hours, the provisional booking will be cancelled by us. On receipt of deposit the booking will be confirmed. If we have cancelled a provisional booking due to non-payment, and the dates have been booked by other parties, we accept no liability for any losses incurred by you.
Bookings are not confirmed until the confirmation of booking is sent by email.
BOOKING OUR ROOMS
At Snowberry Cottage, we are committed to delivering excellent service from the moment you decide to choose us for your next visit or business trip to Lewis. Whether you book via computer, tablet or mobile, it is our aim to make your booking experience as quick, easy and as secure as possible.
All room rates featured on our website or quoted by telephone or otherwise, are offered subject to availability and we reserve the right to refuse any booking for good reason. Only adults aged 18 years and over can book and stay at the Cottage unaccompanied.
All prices quoted are subject to availability.
At the time of Booking we will take your credit/debit card details and, in doing so, you agree to authorise the use of this card for any sums that become owing to us. We shall also have the right to require full payment in advance at the time of booking. No booking shall be treated as confirmed until the details and payment we require have been provided to us.
PRICING
Our pricing will fluctuate depending on availability and demand at any given time. All prices are subject to change without notice. Prices are subject to availability. Your price is guaranteed once you have been given a confirmation message. Any indicative alternative currency rates used to estimate cost and balance of cost are based on current exchange rates and are subject to fluctuation.

We work hard to ensure that the Best Available Rates that appear on our website booking system offer the best deals available for our Cottage compared against all other online booking systems. For details of our best rate guarantee, please see our PRICE MATCH section below. In general, our Best Available Rates are on offer for all dates, subject to availability.

Book online at www.snowberrycottageborve.co.uk for the best rate, guaranteed. If you find a better publicly available rate anywhere else online, we will match it and discount that rate by a further 10%.
Price Match Terms & Conditions
We guarantee the best online rates for our rooms on www.snowberrycottageborve.co.uk, based on the following terms and conditions:
1. Your original reservation must have been through www.snowberrycottageborve.co.uk.
2. The lower rate must be found, and the claim made within 24 hours of the original booking being made.
3. Price Match only applies to publicly available rates, which can be seen and booked without any kind of restriction or membership requirement. For example, loyalty and corporate rates are excluded from our Price Match policy.
4. The lower rate found must be for exactly the same booking criteria meaning the same stay dates and the same rate description. The cancellation policy and all other terms and conditions of the stay must also be identical.
5. We will verify the lower rate claim and respond within 3 working days* of the claim being made. *Claims will be processed Monday to Friday, 9.00am to 5.00pm.
6. The rate comparison will be made net of any taxes, gratuities or any other fees associated with the room rate, and the lower rate must still be available at the time the Cottage validates the claim. Rate differences solely due to exchange rate fluctuations and/or differences in currency exchange rates are excluded from the guarantee.
7. When a claim covers a multiple night stay, the rate comparison will be made against the total room cost on www.snowberrycottageborve.co.uk compared to the total room cost on the other website.
8. Price Match is void where prohibited by law. We reserve the right to modify or cancel its price match policy at any time without prior notice.
9. We have the sole right to determine the validity of any claim, including without limitation, determining that the lower rate found is genuinely available and that the claim meets all terms and conditions. In case of dispute, Snowberry Cottage’s decision is final.

CANCELLATION AND NO-SHOWS
If you have booked a non-refundable rate, you will not be entitled to any refund of any portion of your stay, no matter when you cancel. If you wish to amend a non-refundable rate, this is at the discretion of the owner, and subject to availability. This is not guaranteed.
If you have booked a refundable rate, you may alter (subject to availability) or cancel your booking up until 15 days prior to the day of arrival without charge (unless there is a difference in price).
For cancellations made within 14 days of arrival (GMT), we reserve the right to make a Late Cancellation Charge of the entire stay’s accommodation for every day which is within the 14 day period.
For the cottage being booked but not used (No-Shows), we reserve the right to make a No-Show Charge of the entire stay’s accommodation charge for each booking.
Please ensure you are protected by your own insurance provider from the time of making your booking.
If you require to cancel a reservation for any reason either we must be notified by telephone or email immediately or if booked through an online travel agent such as – but not limited to - booking.com, Airbnb - you need to cancel through the booking platform you booked with.
Online travel agents must be cancelled by you. If booking directly with us or through our website, you must contact us by email or phone immediately.
We strongly advise that you take out insurance cover to prevent the following additional costs. This policy also applies to those who have received Gift Vouchers/complimentary dates and prize winners.
CHANGES AND CANCELLATION BY US
Very occasionally we may need to cancel your booking. In such circumstances you will be given a full refund, but we shall have no further liability to you arising out of such cancellation. We will, however, use reasonable endeavours to try and re-locate any confirmed booking cancelled by us to an alternative location similar in standard to our Cottage.
HOLIDAY PROTECTION
To minimise the cost and inconvenience of cancelled bookings we would strongly advise you to take out holiday insurance. You may have to forfeit the full cost of your holiday in certain circumstances.
ADVERSE TRAVEL CONDITIONS
Where there are ferry/plane disruptions due to bad weather conditions or any form of industrial action, Snowberry Cottage cannot be held responsible for non-arrival or departure from the cottage and no refunds will be given. Should you need to arrange alternative accommodation we will help where possible. In this scenario you would be responsible for the full cost of any alternative overnight accommodation. We strongly advise that all guests have normal travel insurance to cover for this eventuality should it arise.
WHAT OUR PRICE INCLUDES
Prices for breaks include exclusive use of Snowberry Cottage and its garden and parking area, subject to the terms and conditions set out in this document.
AVAILABILITY
During peak dates, certain rates may not be available. Certain dates may be subject to a minimum length of stay. All rates are subject to availability.
Each booking is made in good faith with the belief that the cottage will be available to the tenant on date stated. If for any reason due to circumstances out with our control i.e. fire damage, the cottage is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening the deposit and full balance will be refunded in full. The tenant will have no further claim against the proprietor.
To improve the facilities within the cottages the proprietors reserve the right to alter or amend the facilities made available at Snowberry Cottage.
WIFI
WIFI is available free of charge to all guests.
CHILDREN
Children under the age of six are not permitted on the premises unless expressly agreed in writing beforehand. All persons under 18 years of age staying at the Cottage must be accompanied and supervised by a responsible adult at all times. Cots and extra beds are not available.
GUESTS WITH IMPAIRED MOBILITY
We offer some modified facilities for guests with impaired mobility. Guests with impaired mobility or other particular requirements should check with us in advance that their requirements can be met.
Before booking, please call or email us direct for details of what we can offer to best meet your requirements.
PETS
No pets are allowed on or around the premises due to the cleaner having allergies. We reserve the right to refuse entry to the cottage if guests arrive with a pet.
Assistance animals are of course permitted, but please just let us know in advance so we can make alternative cleaning arrangements.
CAR PARKING
Off-street car parking is available and is free of charge. Cars and their contents are left at the owner’s/customer’s own risk. We do not accept responsibility for loss or damage however caused (save as may not be excluded or restricted by applicable law).
ELECTRIC VEHICLE CHARGING
There is no provision at Snowberry Cottage for Electric Vehicle Charging. The closest charging point is 2.5 miles away at Galson Campsite.
Any guest using the domestic plugs for electric vehicle charging is putting themselves, the property, and their party at risk. Anyone found using or having used the domestic plugs for charging an Electric Vehicle will be charged £400 (four hundred pounds) and asked to leave the property immediately.
In these circumstances, no refund, either full or partial, will be given, and you will be expected to find your own alternative accommodation at your own cost.
GUEST BEHAVIOUR
You (and your own guests if applicable) are requested to conduct yourselves appropriately at all times and to comply with all procedures and/or requests with regard to conduct and respect for the property of the Cottage and its employees, and their health and safety. Staff employed by us reserve the right to refuse accommodation or services or remove you and members of your party from the Cottage if, in our reasonable opinion, we consider this provision to have been breached. Where this is the case, we shall have no obligation to refund you for lost accommodation, other services, or any other loss or expense incurred.
You shall ensure that you (and your own guests if applicable) have regard to any regulations imposed by any competent authority, and that nothing shall be done which will constitute a breach of the law.
Parties of any description are not permitted within the Cottage. The house is semi detached and we expect all guests to respect the neighbours. Parties will not be accepted, and may mean you are asked to leave the premises, to find your own accommodation, at your own cost, with no refund of any portion of your stay.
Smoking is strictly prohibited throughout the Cottage. The use of e-cigarettes and vapes throughout the Cottage is also prohibited. A £400 (four hundred pounds) deep cleaning charge will automatically be levied when evidence is found of guests having smoked or vaped in the property.
It is your responsibility to ensure that all of your personal possessions and valuables are kept safe and secure at all times whilst visiting the Cottage. We accept no responsibility for the loss of, or damage to, your personal possessions and valuables, unless such loss or damage is caused by us. You must ensure that any valuable items are covered by your own insurance.
Children are classed as those between the ages of 6 to 17 years old. Children under the age of six cannot be accommodated.
All bookings must have at least one guest who is aged over the age of 18.
CHECK-IN TIME AND REQUIREMENTS
Unless otherwise stated on the booking confirmation, guests may check-in at any time from 4:30 pm on the scheduled day of arrival. Please note early check-in is not guaranteed.
Confirmed rooms that have been prepaid at the time of booking will be held until 11:59pm on the scheduled day of arrival unless otherwise agreed directly with the Cottage. Please specify upon booking your estimated time of arrival.
We will inform you on the day of arrival of directions and the lockbox code. Please contact Beverley on 07813011525 if you experience any difficulties accessing the property.
CHECK-OUT TIME AND REQUIREMENTS
On the day of departure, we kindly ask all guests to vacate the Cottage by 10 a.m. (unless a later departure is stated in writing as part of your Booking). Late check-out after this time can be requested subject to availability and may be charged at an hourly rate at the discretion of the Owners. Please note due to the turnaround, it may not be possible to give a late check out, and your assistance is greatly appreciated.
The property should be left clean and tidy on departure and any damages must be reported prior to departure. Property left in a dirty or inappropriate manner may result in an additional cleaning surcharge.
DAMAGE TO COTTAGE PROPERTY
We reserve the right, and you hereby authorise us to charge your credit or debit card for any damage incurred to the Cottage during your stay (including without limitation specialist cleaning) or for any items that are missing when you leave.
MAXIMUM OCCUPANCY
The Cottage is subject to maximum occupancy of four persons, including children, at any one time. This includes guests visiting the property. Breaches of this rule, which are laid out in the terms of our Short Term Let licence, are taken very seriously, and may mean you and your guests are asked to leave the property immediately.
In these circumstances, no refund, either full or partial, will be given, and you will be expected to find your own alternative accommodation at your own cost.
VOUCHER PRIZES
If you have a prize voucher and wish to extend the validity date, please contact the Owners on 0044 (0) 7813011525 or via email at snowberrycottageborve@gmail.com. Please note this is subject to availability, and no extension is guaranteed.
Prize vouchers are non-transferable, they cannot be exchanged for cash, nor replaced if lost.
ADDENDUM
Snowberry Cottage reserves the right to change or amend their terms and conditions at any time. By confirming your booking you are agreeing to these Terms and Conditions.
GENERAL PROVISIONS
PROPER LAW.
All contracts between you and us will include the terms and conditions stated herein and will be governed according to Scottish Law. Any dispute will be under the jurisdiction of the Scottish Courts.
Should any part of the terms and conditions herein be found to be invalid or unenforceable, the remaining terms will not be affected but will remain enforceable. Failure by Snowberry Cottage to enforce any of the provisions shall not be construed as a waiver of its rights nor affect the validity of the contract, nor prejudice Snowberry Cottage as regards subsequent action.
CONFLICTING TERMS.
It is your responsibility to bring to our attention any of our terms and conditions stated herein which conflicts with our terms, save that in any event these terms and conditions stated herein shall prevail over any such terms of your own.
TRANSFER OF CONTRACT
We may transfer this contract to another hotel company. We will always tell you in writing if this happens, together with the reason for having to do so, and we will ensure that the transfer will not affect your rights under the contract.
You will need our consent to transfer your rights to someone else. You may only transfer your rights or your obligations under this contract to another person if we agree to this in writing.
Nobody else has any rights under this contract. This contract is between you and us. No other person shall have any rights to enforce any of its terms. Neither of us will need to get the agreement of any other person in order to end the contract or make any changes to the contract.
FORCE MAJEURE
The Cottage accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, fire, flood, earthquake, extreme adverse weather conditions, natural disasters, pandemics, epidemics, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures.
LIMITATION OF LIABILITY
The Cottage will not be responsible for the loss or damage of any property left in or sent to the Cottage and only to the extent required under the Hotel Proprietors Act 1956 or any other applicable law.
The Cottage will not be liable for any indirect, consequential or pure economic loss or any loss of profit, goodwill or opportunity (whether caused by the negligence of the Cottage, its employees, contractor or agents or otherwise). The Cottage’s total liability shall not exceed the value of the charges received by it under the Booking.
Nothing contained in the Booking or in any other document referred to or incorporated in it shall be read or construed as excluding any liability for death or personal injury caused by the Cottage’s negligence or liability for fraud or fraudulent misrepresentation.
WEBSITE AND SOCIAL MEDIA INFORMATION
While all reasonable efforts have been taken to ensure the accuracy of information on our websites and social media, we do not accept responsibility for errors or omissions and we reserve the right to amend, cancel or vary any of the arrangements featured on our website and/or social media without notice.
Our website is operated by the Owner. The content of the website is the copyright of the Owner, and may not be copied, reproduced, published, distributed or amended for any other purpose without our prior written consent.
